In light of the current easing of restrictions, a number of London’s office operators are offering highly-competitive deals on their spaces.
However, many businesses that know they’ll need a new office post-lockdown are reluctant to sign a contract now. Which is understandable—nobody wants to be paying rent on an empty office space.
But what people often don’t realise is this: many operators have made it possible to sign an office contract now, and start paying later, once restrictions are completely lifted…meaning you can make the most of the current offers, and get a brand new office at a bargain price. All in the knowledge that you’re not wasting money in the weeks leading up to lockdown easing.
The thing is, these deals won’t last forever. Here’s why you should sign now (before it’s too late):
Secure a great price
There are a number of benefits to signing for an office at this time. The main reason is that there are many competitive deals (see below) currently on offer from some of London’s most popular workspaces—from rent-free periods to shorter minimum terms.
And that’s just for starters. We distilled our data from Q4 2020 and found that, on average, operators offered Hubble tenants an extra 17.4% off their (already reduced) listing prices. Some top brands are even offering as much as 50% off right now!
Sign now pay later
Many office providers are also offering businesses the opportunity to lock in a deal now, but pay later—meaning you can make the most of the offers while they last, but only move into your brand new office (and start paying rent) once lockdown is lifted.
Avoid the rush
The office market is also likely to be very busy once life starts to return to normal. Whilst many businesses will be reducing their office footprint significantly, it’s anticipated that the majority will still be keen to have some form of physical office presence. After all, in our “Should We Ditch the Office?” Survey, we found that 71% of employees still want their company to have an office of some sort, and 22% are undecided.
With increased demand from people resuming (or starting) their search pushing up prices, office searches will become more urgent, and there will be less room for negotiation. Right now you have time, choice, and good value at your fingertips.
