The average asking price for private offices in Central London stood at £539 per desk in Q2, down slightly from £543 in Q1. The decrease is mostly attributed to larger private office sizes (20 employees or more), being the only category to see dropping prices between Q1 and Q2.
High-end desks were priced at £943 at the end of Q2, 4.7% higher compared to the end of March. However, the highest appreciation was seen by desks in the economical category, with prices in this case growing by 8.2% on the quarter to rest at £519 at the end of June.

Minimum listing counts to be included in the study:
- Average overall desk price: at least 10 private office listings for areas (e.g. East London, Midtown), at least 5 private office listings for district-level location (e.g. Liverpool Street, Bloomsbury)
- Average desk price by private office size: at least 5 private office listings in a size group for areas (e.g. East London, Midtown), at least 3 private office listings in a size group for district-level location (e.g. Liverpool Street, Bloomsbury)
Q1 2026 figures are based on prices extracted at the end of March 2026, while Q2 2026 figures represent prices extracted at the end of June 2026.
Office pricing categories were defined as:
- Economical: the pricing value that covers the 25th percentile of all office prices in an area.
- Mid-range: the pricing value that covers the 50th percentile of all office prices in an area.
- High-end: the pricing value that covers the 75th percentile of all office prices in an area.
